Purchasing Real Estate for use as your home or investment is a huge money transaction that an attorney should be involved with.

 

As your attorney, I will...

 

  1.  Ensure the Tile to the property you are buying is free and clear

  2.  Ensure you are aware of all easements and encroachments which affect the property you are buying.

  3.  Review and advise of condo or homeowners’ association's rules and regulations affecting your ownership.

  4.  Review and advise on Condo or homeowner’s association budget and reserve funds (Required by Law) to ensure the association you are buying into has the necessary funds to meet expenses and emergencies.

  5.  Review the purchase contract, before you sign, to ensure you are apprised of all stipulations affecting the sales transaction and ownership.

  6.  Ability to close in person or online.

 

 

Once the Buyer and the seller have signed their names on the dotted line of the Home sales agreement – You have a binding contract. Call me before you sign! It is easier not to sign a contract than to get out of one!!!

Selling Real Estate which was either your home or investment property is a huge money transaction that an attorney should be involved with.

 

Services provided to sellers include:

  1. Ensure the Tile to the property you are selling is free from clouds before the closing.

  2. Ensure you are aware of all easements and encroachments which affect the property you are selling to prevent unnecessary delays.

  3. Review and advise of condo or homeowners’ association's rules and regulations affecting your sale.

  4. Review the purchase contract, before you sign, to ensure you are apprised of all stipulations affecting the sales transaction.

  5. Ability to close in person or online.

Quick Claim Deed Service -

Prior to buying a property I will conduct a title and lien search on the property to apprise the buyer of outstanding mortgages, pending litigation, outstanding violations, and liens affecting the property.

 

I will also prepare the deed and file the necessary documents.

 

Residential Title Closing Services –

  • Apprise all parties of the dates when affecting all aspects of the title

  • Continuous communication with the agent, inspector, appraiser, surveyor, buyer, and seller to ensure an efficient closing

  • Apprise all parties of the status of the closing.

  • Online or in-person closing.
